How do I buy?
Contact me directly to discuss the property and your buying options. I use Wilcox Title for the closings, they have a very simple purchase agreement that I use. We can modify that agreement to document any other agreements we make. I have done 194 homes in my career which means 388 real estate closings. My experience is that if you really like the house, and it is clear how much it costs, the deals close smoothly.
Can I rent instead?
Yes, some properties are available for rent; reach out to learn more. Self employed and have a large down payment, but you cannot document all your income? Ask about rent to own.
Do you offer seller financing?
I’m open to seller second mortgages and can discuss terms that work for you. You have good credit and income, and you can get a mortgage, but you do not have enough down payment we can talk about a seller second mortgage so you don't have to come up with so much cash down payment.

How do I estimate payments?
Are closing costs included?
I’m willing to negotiate seller-paid closing costs to help you out. This could include buying down your interest rate. Let's talk more about what you need. The cash price that I list does not account for this.
Home Warranty
Let's talk. If you are not sure, and you want to have a warranty, I am open to negotiating that into the deal. I have worked on each home and i can describe to you the shortcomings as I see it. A home warranty may give you some comfort.
Are you working with a Realtor?
If you have a signed agreement to work with a Realtor as your buyers agent, then somebody has to pay them. Let me know up front if that is the case. That Realtor is very concerned about getting paid. We will negotiate who pays and how much, then write it into the offer to purchase that the Realtor will prepare.
